We are an independent Property Inspection company who will provide you with a fair and unbiased assessment of your property. We have no affiliation with the Settlement Agent or Sales Agent and we receive no commissions or fees from any of these Agencies.

Where your Sale Contact includes a Good Working Order clause and Special Conditions, use this inspection report to:

  • Identify any issues with the property the Seller should address prior to Settlement

  • Check any Special Conditions you may have requested in your Sale Contract:
    – Repairs have been completed (e.g. painting, maintenance)
    – Inclusions (e.g. keep custom-built furniture, retain TV in Bathroom)
    – Exclusions (e.g. remove custom-built furniture, remove TV in Bathroom)

What is included:

  • Test all electrical appliances and outlets

  • Test the oven, rangehood, exhaust fans, air-conditioning, hot water system, dishwasher, toilets, taps and drains

  • Test the reticulation, pool pumps, built-in BBQs, spas and external lighting

  • Open and shut doors, windows, blinds, drawers and cupboards

  • Verify Make and Model of appliances and equipment, record all Serial Numbers

  • Check if appliance Manuals and Warranty Cards have been provided

  • Identify any damages to surfaces, fixtures and fittings

Note: This report is not a Pre-Purchase Inspection (AS 4349.1 – 2007). Building & Pest Inspections are separate to this report.
